Nômades digitais e aluguel em dólar: moradores estão sendo expulsos de seus bairros na América Latina 


Segundo a plataforma AllTheRooms, que cataloga dados de habitações e aluguéis de temporada em todo mundo, houve um aumento expressivo de estadas na modalidade Airbnb na América Latina nos últimos anos. Na América do Sul, o Brasil aparece em primeiro lugar no número de diárias contratadas, seguido por Colômbia e Argentina. México, Costa Rica e Guatemala são outros países com taxas altas.


Mesmo com o fim da pandemia de covid-19, muitos estrangeiros continuaram seu trabalho remotamente ou investiram no modo de vida nômade.


Muitos deles são remunerados em moeda valorizada e procuram cidades mais baratas, com qualidade de vida para morar ou passar longas temporadas, de acordo com Diana Quintas, sócia da Fragomen no Brasil, empresa especializada em imigração e líder na área de mobilidade internacional de pessoas físicas e empresas. "Falando de nomadismo digital na América Latina, nossa região é escolhida por muitos profissionais porque juntamos qualidade de vida a um custo atrativo para os mais bem colocados no mercado", diz a especialista.


Porém, isso afeta diretamente o aumento dos aluguéis para quem reside naquele lugar, aponta Isadora Guerreiro, coordenadora do Lab Cidade da Faculdade de Arquitetura e Urbanismo da Universidade de São Paulo (FAU-USP). Esse processo, conhecido como gentrificação, dá-se pela transformação da população local substituída por outros perfis de renda mais alta, contribuindo para a supervalorização de um bairro ou cidade e, consequentemente, para a expulsão de antigos moradores.


Segundo Guerreiro, esse movimento aprofunda a desigualdade urbana. "Na América Latina, esses proprietários corporativos, que são empresas ou fundos de investimento internacional, passam a ser donos de unidades e passam a definir os preços baseados no setor internacional. É totalmente contraditório em relação a quanto as pessoas podem pagar. Isso redefine o bairro", diz Guerreiro.


Atrelado a isso, a América Latina também acompanha a onda de inflação global, intensificando o aumento dos aluguéis. Segundo dados do site de locação Quinto Andar, de maio de 2022 a maio de 2023, o custo médio do aluguel de um apartamento subiu 136% em Buenos Aires (Argentina); 13% na Cidade do México (México); 11% em São Paulo (Brasil), 11% em Quito (Equador), 11% na Cidade do Panamá (Panamá) e 6% em Lima (Peru).


A gerente de comunicação brasileira Daniela De Caprio vive na cidade do México há três anos e meio. Ela se mudou para o país devido a uma oferta de trabalho.


Mesmo o México tendo uma moeda desvalorizada frente ao real, segundo ela, alugar ou comprar um imóvel no país é muito caro. Desde que chegou ao país, De Caprio, de 33 anos, acompanha o aumento nos preços dos aluguéis e mudou de bairro três vezes. Ela conta que, em alguns bairros, o aluguel de um apartamento pequeno sai por US$ 5 mil (R$ 24,5 mil). "Eu sabia que era caro, mas não tanto assim. Tem muitas empresas que vendem apartamentos já em dólar", diz.


Maria Siqueira, dona da Imobiliária Ousía na Cidade do México, aponta que o aumento está ligado à chegada de nômades digitais e expatriados. Em outubro de 2022, o governo da Cidade do México anunciou uma parceria com o Airbnb e a Unesco (Organização das Nações Unidas para a Educação, a Ciência e a Cultura) para promover a cidade com um centro global para trabalhadores remotos e para se tornar a capital do turismo criativo.


Segundo Vinicius Oike, economista do QuintoAndar, o fenômeno no México é até mais prevalente do que no restante da América Latina. "Esse processo é um fenômeno localizado, dentro de certos bairros e de certas cidades onde esse público se foca. Isso acontece até por questão geográfica de estar perto dos Estados Unidos, que adotou bastante o trabalho 100% remoto, mesmo depois da pandemia", diz o especialista.


Siqueira confirma a dolarização nos aluguéis e aumento na procura dos imóveis por estrangeiros. "Para muitos proprietários, é conveniente cobrar em dólar. Eles aceitam a transferência já que tem muita burocracia para abrir uma conta. Às vezes, muitos vêm para cá temporariamente. O México é um dos países mais econômicos e tem uma boa qualidade de vida", diz. No caso dos nômades digitais, Siqueira diz que esse público não tem muitas exigências, são jovens e prolongam a estada por mais tempo.


Essa onda de trabalhadores remotos internacionais também foi sentida pela brasileira Mayara Pinheiro, de 36 anos, consultora de operações em negócios na Cidade do México. Morando no local há dois anos e meio, ela diz que os preços de vários produtos e serviços começaram a mudar drasticamente. "Os estrangeiros mudam para cá e pagam aluguéis em moeda valorizada e os locais não podem. Daí, o aumento atinge não só os mexicanos, mas os latinos que já vivem aqui, como eu, que ganha em peso", opina. Ela conta que tem uma amiga mexicana que precisou deixar o apartamento atual e ir para um bairro mais distante, devido a um aumento de 20% no valor do aluguel.


Depois da pandemia houve várias mudanças. Algumas pessoas voltaram a morar com os pais ou saíram para cidades mais afastadas que ficam a uma hora de carro daqui. Os preços dos imóveis aumentaram muito. O modo de trabalho remoto, que começou em muitas empresas e segue até hoje, possibilitou a vinda dos nômades para o país.
